An initial report on real property containing information on documents recorded in association with the property that may impact title. Typically produced prior to the issuance of title insurance or the start of escrow, preliminary reports are essential for the buyer of a property but should not be considered and Abstract of Title, which details all recorded instruments associated with a real property and exceptions under which a title company will furnish title insurance.
